Hartronft <br />discussed the construction procedure and its effect on parking. The goal is to have the trailers off the <br />site as soon as possible. <br /> <br />Questions of the Applicant: <br /> <br />McDermott asked where the employees are currently parking. <br /> <br />Hartronft replied that the employees are currently parking on site. <br />Members of the Public: None. <br /> <br />Staff Summary and Recommendation: Staff is recommending approval of the request with one <br />condition: that the duration of the temporary use permit would end within one year of the issuance of <br />certificate of occupancy was issued for the trailers or when a certificate of occupancy was issued for <br />the new building, whichever occurs first. <br /> <br />Commission Questions: None. <br /> <br />Public Hearing Closed Commission Comments: Lipton closed the Public Hearing and asked for <br />Commission Comments. <br /> <br />Pritchard stated that he does feel that the condition is necessary because Erik has already <br />communicated that the trailers will be removed as soon as possible. <br /> <br />Pritchard moved the approval of the project. Case #01-011-FP. <br /> <br /> <br /> <br />Applicant and Owner: Colorado Wash Systems, LLC, Bob Prather <br /> <br />Public Notice Verification: Ken Johnstone, Principal Planner, reported that public notice was properly <br />served having been published in the Daily Camera, posted in City Hall and mailed to the surrounding <br />property owners. <br /> <br />Staff Report of Facts and Issues: Johnstone reported that the applicant is requesting to amend the final <br />PUD development for Coal Creek Car Wash, which was approved in the early 1990s. The property is <br />located at 450 West Dahlia Street, Lot 2, Cheng’s Place Subdivision. When originally approved, these <br />two additional car wash bays were shown schematically. However, the expansion plans were not <br />sufficiently detailed to rely upon that previous approval to simply grant a building permit for this <br />proposal. <br />6 <br /> <br /> <br />
