Applicant Presentation:

Arlin Lehman, 908 Main Street. Mr. Lehman expressed his concerns with redesigning his project
everytime he has to come before the Planning Commission and City Council.

Erik Hartronft feels that the design before the Commission is a really good design and is one that
has responded to all of the issues that have come up since they have gone through Council and
Planning Commission hearings.

Members of Public:

None.

Commission Questions:

Commissioner Pritchard asked if there were any intentions of putting antennaes on top of the
building. Arlin Lehman indicated that he is not anticipating any use that would require antennaes.

Commissioner McAllister inquired as to the sidewalk plan. Arlin Lehman stated that this basement is about 30% of the whole project
and that it would not be appropriate to have that much storage and that light use is intended for
the basement.

Staff Summary and Recommendations:

Staff is recommending approval of Resolution No. 9, Series 1999, with the three conditions as
discussed.

Applicant Summary:

Erik Hartronft referred to the pro and con discussion of Alternative A and B and that Alternative
B has a lot of drawbacks that are acknowlegded by Staff which the applicant agrees with.
Alternative A is the better solution from an architectural aesthetic standpoint. Mr. Hartronft feels
that a two-story version of this building also has a lot of drawbacks.

Public Hearing Closed/Comments from Commissioners:

Chairman Boulet is concerned about voting for a 29-foot height limit without knowing what it

5
