<br /> <br /> <br /> <br />Commission Questions: <br /> <br />Commissioner Lipton asked if the parking ratio would fit into the new Industrial Guidelines. Mr. <br />Johnstone stated that this would comply with the Industrial Design Guidelines. <br /> <br />Commissioner Thompson asked about the conditions from the preliminary showing up again in <br />the final. Mr. Johnstone stated that it is important to understand that the lack of compliance with <br />a condition can be a basis for a denial on the final if the Commission wants to use that as a reason. <br />It is not used as a basis of denial for a preliminary. <br /> <br />Applicant Presentation: <br /> <br />Bob West, Oz Architecture,1820 Folsom Boulder, Colorado, representing Etkin Johnson <br />Development. Mr. West focused on the larger items at hand. Mr. West pointed out all of the <br />glass on the buildings. They have added pedestrian plazas at each entry point. The buildings are <br />flex buildings, meaning they do not know who the tenants will be at this time. A new rendering <br />has been introduced showing the material changes they are proposing. They are proposing a <br />moveable arch that will be able to be moved to the main entry when the entryway has been <br />determined. New colors were also proposed. <br /> <br />Mr. West agrees with Conditions 9, 10 and 12. Mr. West is concerned about restricting the doors <br />on the buildings since they don’t know how many tenants they will have yet. Six doors would be <br />a good compromise, however, they would agree to two doors per zone. <br /> <br />Mr. West stated that some of the issues are too new to react to at this point. <br /> <br />Members of Public: <br /> <br />None. <br /> <br />Commission Questions: <br /> <br />Commissioner Klahn would like to reach a compromise on the number of loading doors per <br />building. Mr. West pointed out that on the site plan the zone per loading doors that is well <br />defined. It does limit the locations of the buildings and puts them in the right place. There has to <br />be some flexibility to make it a functional industrial building. If a new tenant comes in a dock <br />door can come in and needs a dock door then it can come in place of a window. <br /> <br />Commissioner Pritchard asked what the maximum number of tenants would be for one building. <br /> <br /> <br /> 3 <br /> <br />
