C.Resolution No. 34, Series 1999, Replat ‘A’ of the Business Center at CTC (a
replat of Lots 2, 3, 4, 5 and 6, Block 7, Business Center at CTC), at the northern
terminus of Pierce Avenue. Final PUD Development Plan and Final Subdivision
Replat for 3 industrial, office, warehouse, and R & D building totaling 160,000
square feet.

Staff Public Notice Certification:

Paul Wood, Planning Director, certified that public notice was published in the Daily Camera, June
27, 1999, mailed to surrounding property owners on June 25, 1999, and posted in City Hall. All
Planning Commissioners verified that they were familiar with the site.

Staff Report of Facts and Issues:

Paul Wood stated that Staff is recommending approval of this application with 11 conditions.

Commission Questions:

Commissioner Lipton asked if there could be a note for 2 per thousand, but maintaining the
landscape effort. Mr. Wood stated that would be the intent and it would be in the note.

Applicant Presentation:

Bob West, Oz Architecture, 1820 Folsom, Boulder, CO, representing Etkin Johnson Group and the
Colorado Tech Land Company. Mr. West explained that this project is to design two sister buildings
to CTC 1. That is a building that has to have flexibility, because it can be a warehouse, a R&D site
or manufacturing space. They need to have a functional back door, which is the dock area. This has
been a challenge with the project. Mr. West explained what the goal is for this project and why the
buildings have been placed the way they are on the project. They are going to use a two-tone color
scheme on the back of the building as suggested at the last meeting.

Mr. West stated that they have no issues with any of the 11 Staff recommendations. Mr. West was
available for questions.

Members of Public:

None.

Commission Questions

Commissioner Solek is concerned that there is going to be too much white and brown on the
buildings. She would like to see a variety of color. She asked if that is possible.

Mr. West said they would be able to pursue that request.

9
