additional shade trees, they will lose 3 parking spaces. Their employees will park in the Eagle parking
lot. Mr. Boatright is only concerned that City Council will have issues with them being short on
parking spaces. They agree with No. 8, and will mix a greenish-gray color for roof. Mr. Boatright
showed a prototype of the wall-mounted lights that they are proposing. It will shed light onto the
patio, the gas-powered light does not have enough candle power to register light, it will only be used
for a certain ambiance. The third point for the can lights are that they also shine lights on to the
sidewalk to provide lighting for the pedestrians. They will be 45 watt light bulbs. They will shed light
on the patio, the planter along the front and the sidewalk. No. 17, they do not agree that the
illuminated border should be removed. They would like to keep the band around the logo, which they
feel is their signature. They will not have any visible neon tubing.

Members of Public:

None.

Public Hearing Closed/Commission Comments/Vote:

Commissioner Lipton is concerned with the south elevation. It is too stark.

Commissioner Solek is concerned with the south and the west elevations. Both elevations are not in
compliance with the design guidelines and there is not enough architectural design. All
Commissioners agreed.

Chairman Boulet thinks there is an opportunity to use the Eagle parking lot for the employees of the
restaurant to use.

Mr. Boatright is not concerned with parking since they have a cross easement parking arrangement.
Boatright showed where the three additional trees would be planted.

Boulet is pleased with their landscape plan as presented. He would like to see some modifications to
the south roofline.

Commissioner Solek is looking for architecture similar to what is being used by Kinko’s. Solek would
like to see larger shrubs used along McCaslin to help screen the parking lot.

Commissioner Pritchard asked if Carrabba’s will have a large antennae on their building like the
Outback has on their building. Mr. Boatright said they would not. Pritchard asked if they will have
outside dining on the patio. Boatright said they would not at this time.

Commissioner Thompson likes the idea of adding windows on the south side of the building.

Staff Summary:

Staff is recommending approval with 17 conditions, which is actually 18 conditions with Condition
No. 7 having a Part A and Part B. Conditions 1-11 as written by staff. Condition No. 12 to read,

6
