zone it as open space. Street grass buffer and sidewalk.

Mary Deany, St. Andrews Lane, Louisville. Not opposed to the development however, before
considering any more development we need to consider traffic situations. Between 8 and 4 p.m.
th
350 and 600 cars pass by Dillon Road and South 88 Street. There will always be a traffic
problem. Main concern is curve on Dillon Road. While this land is availale City should purchase
some of the land as a buffer and more Dillon Road to the South.

th
Liz Scriffiny 1913 South 88 Street. Thinks Bowes should be able to develop their land. It won’t
be that many more homes. People will always speed and run red lights. They have homesteaded
this land and they should be able to do something with it.

Commission Questions:

Commissioner Lipton would like to see the City purchase the land, however, application before
the P.C. at this time is to determine zoning. Would be in favor of Rural Residential. Have to do
something with it.

Commissioner Thompson advised that the neighbors ask for additional patrol by the police and

Chairman Boulet is in favor of RRR. There are no guarantees in this process.

Commissioner Solek asked Paul Wood about the IGA with the County and Boulder County
why not specifying rural resid with one per four with IGA. Paul IGA does not specify. Question
of time at PUD Rural Preservation area. Desire is to make sure that this zoning is in
compliance with the

Commissioner Pritchard agrees with the RRR zoning.

Commissioner McAvinew agrees.

Staff Summary:

Applicant Summary:

Ms. Blackwood asked for direction from the Planning Commission. Put a stipulation on the

Chuck Keim engineer on this project. Applicant would like to put a sanitary sewer in. Cost
associated with many things that would be put into this development. They do not understand
which direction they are going in. Please specify what density should be.

Public Hearing Closed / Commission Comments / Vote:

6
