Motion passes 6:0. <br /> <br /> <br /> <br />B.Resolution No. 53, Series 1999, Inovonics, Lots 4 and 5, Block 2 of the Park at CTC, <br />Final PUD Development Plan for a 49,000 SF. office/assembly/research and <br />development and warehouse building. <br /> <br />Staff Public Notice Certification: <br /> <br />Ken Johnstone, Principal Planner, certified that public notice was published in the Daily Camera on <br />Sunday, October 24, 1999, posted in City Hall and mailed to surrounding property owners on Friday, <br />October 22, 1999. All Planning Commissioners verified that they were familiar with the site. <br /> <br />Staff Report and Facts and Issues: <br /> <br />Mr. Johnstone presented the details of this matter as stated in the staff report. <br /> <br />Commission Questions: <br /> <br />Commissioner Thompson asked if Staff is comfortable with the wall signage proposed at 24 inches in <br />height. <br /> <br />Johnstone stated that it is more than would have been allowed on past CTC projects. Given that it is a <br />single tenant and more corporate type user it is consistent with what other similar types of users are <br />allowed. <br /> <br />Applicant Presentation: <br /> <br />Garth Braun, Garth Braun Associates, 954 Pearl Street, Boulder. Mr. Braun feels that they have <br />complied with the design guidelines and have gone through a substantial extent to landscape the <br />parking lot to create a visible walkway to the front door. The second phase of the project will add <br />additional screening for the loading dock areas, which have been addressed through landscape plans <br />and berming. Mr. Braun is in agreement with all conditions except for Condition No. 7. Braun would <br />like to keep the green lawn-like environment would be in keeping with the overall intent of their <br />project than to add some additional grasses to that area.
