Mayer moved that Council deny Ordinance No. 1176, Series 1994, vacating a portion of East Street, <br />In Keeper Subdivision, second reading. Seconded by Sisk. <br /> <br />Mayer withdrew the motion. <br /> <br />Davidson moved that Council table Ordinance No. 1176, Series 1994, until the issues are resolved <br />and brought back to Council. Seconded by Sisk. <br /> <br />Davidson reopened the public heating and continued it based upon his motion to table Ordinance No. <br />1176. <br /> <br />All in favor. <br /> <br />RESOLUTION NO. 2, SERIES 1995 FINAL SUBDIVISION PLAT AND PUD <br />DEVELOPMENT PLAN FOR THE IN KEEPER SUBDIVISION <br /> <br />Davidson moved that Council table and continue Resolution No. 2 under the same conditions as <br />Ordinance No. 1176. Seconded by Sisk. All in favor. <br /> <br />RESOLUTION NO. 3, SERIES 1995 - FINAL SUBDIVISION PLAT - PUD DEVELOPMENT <br />PLAN, AND SPECIAL REVIEW USE FOR MCSTAIN ENTERPRISES - CENTENNIAL H <br /> <br />Paul Wood, Planning Director, stated that this is to construct 48 single family detached homes a 9.6 <br />acre parcel located south of Via Appia and west of Pine Street. The property is zoned R-E. <br />Ingress/egress is proposed from Owl Street and Via Appia. The Via Appia access, located on city <br />property, is proposed as a full dedicated public street, rather than an access easement, and would be <br />a full turning movement. All four outlots are proposed for dedication and maintenance by the city. <br />Perimeter landscaping would consist of 41, 2 1/2" caliper deciduous trees. The 14 evergreen trees <br />would be clustered on Pine Street in Outlots B and C. A 4' high picket fence would be installed <br />around the street perimeter of the subdivision. The Planning Commission approved a combined <br />preliminary and final subdivision plat and PUD development plan on January 10, 1995 with the <br />condition that development phasing is proposed for 10 building permits per quarter commencing with <br />a second quarter of 1995. The applicant requested that one model unit in the first quarter of 1995 <br />be credited against the second quarter. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Tom Hoyt, McStain Enterprises, 75 Manhattan Drive, Boulder, Colorado, was available to answer <br />any questions. <br /> <br />Steve Hansel, McStain Enterprises, 75 Manhattan Drive, Boulder, Colorado, stated that they are <br />continuing the existing 8' trail that comes along Pine Street Park on the south to along Owl Drive to <br />the existing 8' trail running under the Public Service easement on the east side of the Recreation <br /> <br />5 <br /> <br /> <br />
