The applicant requested cash-in-lieu of land dedication, which would be 12% <br />of the 10.36 acres. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Frank Coda, Regional Manager for Greenberg Farrow Architects, Irvine, California, stated that Home <br />Depot is a home improvement retail center, No. 1 in the industry. They will employ 200 people, 75 - <br />80 per shift. <br /> <br />Davidson stated that Louisville having a Home Depot would mean about a 20% increase in the <br />General Revenue Fund. <br /> <br />Davidson called for Council comments and questions. <br /> <br />Mayer wanted to eliminate the nine parking spaces adjacent to the highway and install additional <br />landscaping there. He wanted a two or more semi-landscaped islands in the parking lot. <br /> <br />Keany was concerned about the size of the building adjacent to the highway. He wanted to screen <br />or move the loading doors from the end by the highway. He was concerned about adequate <br />landscaping, over lighting, and architectural relief to break up the large expanse of the building. <br /> <br />Lathrop agreed with Mayer concerning the elimination of some parking spaces and increased <br />landscaping. <br /> <br />Howard was concerned with screening and light spillage. <br /> <br />Levihn wanted the trucks screened from the freeway. <br /> <br />Sisk wanted screening trees on the right-of-way between Hwy. 36 and the building. He wanted the <br />architecture broken up. He did not want cash-in-lieu of property. <br /> <br />Davidson preferred, instead of cash-in-lieu of, improved landscaping of the Hwy. 36 right-of-way in <br />this general location. <br /> <br />Mayer suggested the City owned open space adjoining this property also be considered for <br />landscaping. He wanted staffto review Ft. Collins Big Box Guidelines in terms of this project. <br /> <br />Levihn wanted staffto look into the Fire Department's response to the dead-end on the property. <br /> <br />Howard wanted staffto look into which fire department would service this site. <br /> <br /> <br />
