Davidson stated that the only way the developer got this property annexed to the City was by <br />promising that he would build a series of mixed sized homes. He was not in favor of the 12' setback. <br /> <br />Mayer stated that he could support condition No. 2, 12' setback, if the further condition that the <br />homes be single story were added. <br /> <br />Howard agreed with Lathrop. He did not agree with the narrow setback. <br /> <br />Lathrop wanted to know, if this were delayed to a future Council meeting, would it prevent anyone <br />from living in or taking occupancy of their dwelling. <br /> <br />Wood stated that it would not. <br /> <br />Lathrop moved that Council continue Resolution No. 37 to the next Council meeting on July 18, <br />1995, with the condition that Council be provided with a plot plan that would show which houses <br />would be affected by a 12' setback and single story structure, as a modification to the PUD. <br />Seconded by Mayer. <br /> <br />Davidson also wanted to know the impact on the sizes of the homes that could be built. <br /> <br />Howard wanted to look at a 16.9' setback as well. <br /> <br />All in favor. <br /> <br />RESOLUTION NO. 30, SERIES 1995 - OVERALL, FINAL SUBDIVISION REPLAT AND <br />FINAL PUD DEVELOPMENT PLAN - CENTENNIAL VALLEY, PARCEL "H" <br /> <br />Paul Wood, Planning Director, stated that this plat had been revised into a seven lot configuration <br />with two drainage detention tracts. Lots 1 and 2 will likely be replatted upon PUD submittal for <br />individual pad users. The plat dedicated additional right-of-way from McCaslin Boulevard in the <br />form of Tract A and for the Dahlia Street extension south of Dillon Road. The primary change in the <br />revised subdivision plat was the lot line adjustment between Lots 4 and 5 resulting in an area increase <br />for Lot 4 and an area decrease for Lot 5. There was an increase in off-site landscaping, deciduous <br />trees are 2 1/2" caliper and have been increased from 55 trees to 63. Evergreens were increased by <br />one to 54. The revised PUD requested authorization to credit Lot 1, in terms of landscaping and <br />setbacks, with the area in Tract C. The PUD is requesting that future developers in Lot 1 be able to <br />credit the area of Tract C to the development in Lot 1, which is 3.15 acres or 137,000 s.f. Staff did <br />not feel there should be preauthorized relief on the top for development pad on Lots 1 and 2. The <br />roof color combinations can be dealt with at the time of the individual PUD approvals. Resolution <br />No. 30 had six conditions of approval. Wood asked Tom Phare, Public Works Director, to address <br />conditions No. 3 and 4. <br /> <br />7 <br /> <br /> <br />
