Tom Phare, Public Works Director, stated that instead of making the decision on conditions No. 3 <br />and 4 at this meeting, the Public Works Department be directed to prepare a signage and striping plan <br />to accommodate on-street bike lanes. They wanted to study it further. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Don Shonkwiler, H.D Delaware Properties, Inc., 400 South McCaslin, Louisville, Colorado, asked <br />for Council's approval of the Plat and PUD for Centennial Valley Parcel H, Filing No. 2, and was <br />there to answer any questions from Council. <br /> <br />Lowell Campbell, 586 Cleveland Avenue, Louisville, Colorado, was concerned about Louisville's <br />gateway corridor, particularly between the Superior overpass and Dillon Road. He noted that, if <br />McCaslin has a gateway corridor into Louisville, this PUD approval will increase the market value <br />of this property. Consequently, he felt it only proper for the City to be adequately compensated for <br />this increase in value with some modifications to McCaslin. He reviewed some of the physical <br />characteristics of that section of McCaslin Boulevard and a traffic impact study. He recommended <br />that Council disregard the in-only right turn on McCaslin, so the corridor may be opened up and the <br />gridlock removed. <br /> <br />Davidson called for Council questions. <br /> <br />Sisk did not feel landscaping credit should be given in advance. <br /> <br />Howard asked about the traffic congestion on McCaslin. <br /> <br />Phare stated felt the level of traffic service appeared that it would be typical. <br /> <br />Howard asked for an overall lighting plan. <br /> <br />Shonkwiler stated that there was no lighting plan because each lighting plan would come along with <br />the PUD. <br /> <br />Howard asked why there wasn't a street going to Lot 6A and if traffic would traverse through the <br />parking lot. <br /> <br />Shonkwiler stated that there is a public access ingress easement that runs the full length of the <br />property line. He stated that the final road through the project would be constructed as well as the <br />links and the Dahlia Street extension. <br /> <br />Mayer liked condition No. 3, bikeways, and he wanted some input on the final recommendation. He <br />felt there were deficiencies in landscaping, especially in regard to carnivorous trees along McCaslin <br />and Hwy. 36. <br /> <br />8 <br /> <br /> <br />
