Lathrop was uncomfortable with the notes seven and eight on the landscaping on Tracts C and D, <br />how that would be melded back into Lots 1 and 2, and the credit given for that. <br /> <br />Shonkwiler stated that the applicant's had suggested that those notes be deleted and that each of those <br />lots be considered case by case, as they come forward with PUD applications on their own merits <br />under the Gateway Design Guidelines. <br /> <br />Davidson wanted the words added "subject to the approval of the 5th Amendment to the <br />Development Agreement." He was concerned about the bike lanes and the right turn lane during <br />peak traffic, particularly with people trying to get to the Outback or the hotels coming from the left <br />hand lane. <br /> <br />Phare stated that this project needed a left-out access point, because the access points where the curb <br />cuts exist on Dillon would be tough to get out of as traffic builds in this area. <br /> <br />Kathleen Kraeger, Kraeger & Associates, 1390 Stuart Street, Denver, Colorado, stated regarding <br />Dahlia Street, between the traffic generated from Parcel H and Centennial Marketplace, it is very <br />likely to warrant signalization somewhere on Dillon to serve those two land uses. From the City's <br />standpoint, it is much more desirable to place that signal on an existing City street, such as Dahlia, <br />so that it may serve other needs as well, such as the residential area to the east. <br /> <br />Phare pointed out that this had some serious implications for access to the Biella parcel to the east, <br />leaving him stuck using his existing driveway for full commercial development of that parcel. <br /> <br />Davidson asked concerning the right-in/right-out, if at some time in the future the City should <br />determine the right-in is a hazard, should there be a note on the PUD stating the City had the <br />authority to close that right-in. <br /> <br />Susan Griffiths, City Attorney, stated it was safest for the City to put it as a note on the PUD. <br /> <br />Davidson asked Griffiths to write that language. <br /> <br />Lathrop moved that Council approve Resolution No. 30, Series 1995, a resolution approving a final <br />Subdivision Plat and overall final PUD Development Plan for Centennial Valley Parcel H with the six <br />conditions (SEE ATTACHED), plus two additional: <br /> <br />7.) <br /> <br />The elimination of notes seven and eight of Parcel H final PUD cover sheet; <br />The elimination of a right turn movement from McCaslin Boulevard into the private <br />interior street may be terminated by recommendation of the Public Works Department <br />and action by City Council. <br /> <br />Mayer seconded. <br /> <br />9 <br /> <br /> <br />
