Ray Schlott, 647 Manorwood Lane, Louisville, Colorado, has partial interest in three lots in the <br />Meadows. For two of those, they already have the design with front-loaded garages at a cost of <br />$4,000 for the design. He reviewed a letter he had sent to Mayor and Council. <br /> <br />John Schneider, 748 Orchard Court, Louisville, Colorado, stated that the neighborhood expected <br />consistency between the PUD and their covenants. He reviewed the covenants regarding the <br />setbacks. He was concerned about the request to reduce the square footage requirement. <br /> <br />Davidson called for Council comments and questions. <br /> <br />Howard stated that, if the current problems are addressed by Wood's recommendations and if the <br />people living in the subdivision agree that the current problems are addressed, then he was in favor <br />of staffs recommendation. <br /> <br />Levihn had no problems with Wood's recommendations. <br /> <br />Mayer stated that these are the last changes that are going to occur. He thought it would be <br />unfortunate if Council decided to go without changing the lot sizes. <br /> <br />Davidson asked if the square footage of houses could be limited within a PUD. <br /> <br />Griffiths stated that she would have to look into that. <br /> <br />Griffin stated that there may be a problem with the Fair Housing Act and the 2,000 s.f. in there as <br />cities cannot dictate housing sizes. He stated that the representatives of the neighborhood <br />areinterested in looking at the down-sizing, but would like time to study it. <br /> <br />Davidson felt the language Wood added was acceptable. He suggested bringing together the <br />homeowners in the area, plus the owners of the remainder of the land not built on and have someone <br />from the Planning staff go over the options, within the C.C.R.'s, of what could be done that does not <br />affect property values. <br /> <br />Griffin wanted a disclosure document created for the real estate company to be provided to all <br />interested parties, explaining that there are problems. <br /> <br />Howard moved that Council approve Resolution No. 37, Series 1995, amendment to the Final PUD <br />Development Plan, Meadows at Coal Creek Subdivision as amended by the language of the Planning <br />Department. Seconded by Levihn. Roll call was taken.
