<br />Frank expressed his appreciation for the board for a strong 2007. The board has been effective <br />this year and accomplished much for the benefits of the residents of the LHA. He suggested a <br />catered breakfast for the board at some point in early 2008. The board will notify Frank if they <br />would like to have a breakfast. <br /> <br />Scott questioned BCHA staff on if there are any Christmas bonuses awarded to staff Frank <br />explained that the county issues merit increases and bonuses on pay for performance and that <br />those were completed in October 2007. The LHA Board can certainly recommend and issue spot <br />bonuses or gift cards to staff <br /> <br />Property Mana2ementlMaintenance Report <br />Rent and Occupancy Update/Monthly Rental Vacancy Report <br /> <br />98.7% occupancy for November. Sally Vigil doesn't have any vacant unit currently within <br />Louisville. Lydia Morgan has one tenant just move out. Sally is working with people in the city <br />and Senior Center. Criteria for Lydia is 62 and over and income. <br /> <br />Doris praised 'Sally' s performance and commented that she has stepped up and done a great job <br />taking over from Marty Baker. <br /> <br /> <br /> <br />are currently located in the <br /> <br />Finance Report <br />Review of November 2007 financial statements <br />Lisa reviewed the November financial statements for Tax Credit properties, East Street and <br />Lydia Morgan, and the LHA properties. There have not been any non-routine expenses since <br />June 2007. <br /> <br />Blue-sky restoration is a company that dries out the walls. <br />One anomaly is the grants income from City of Louisville to replace windows. <br />Lisa is still negotiating the' bank fees. <br />East St. is over budget on utility expenses, which is corrected in next years budget. <br />Maintenance materials were over budget, which has been adjusted in 2008 budget. <br /> <br />November Payment Detail Report <br />The payment detail report is located in board packet. An un-redacted copy was presented to the <br />board for review. Maintenance contracts cleaning are the cleaning contracts. Contracts for <br />common areas at each site and for move outs. <br />
