DISCUSSIONfMOTION - HOMART AGREEMENT OF COMPLIANCE <br /> <br />Tami Tanoue, Griffiths & Tanoue, pointed out the requests for changes they had just received late <br />that afternoon (SEE ATTACHED). <br /> <br />Davidson and Sisk wanted to postpone this until the Public Works Director was back from vacation <br />to answer their questions. <br /> <br />Don Shonkwiler, Homart Development Co., 400 South McCaslin Blvd., Louisville, Colorado, stated <br />that it was essential that the City accept the improvements which had already been constructed. <br /> <br />Howard moved that Council continue the Homart Agreement of Compliance until January 2, 1996. <br />Seconded by Sisk. All in favor. <br /> <br />RESOLUTION NO. 74, SERIES 1995 - FINAL PUD DEVELOPMENT PLAN - DAVE <br />NIELSEN, LTD., CTC <br /> <br />Paul Wood, Planning Director, stated that this is to construct a 5,200 s.f. office/warehouse building. <br />The PUD showed a future expansion area of 8,370 s.f. Staff requested that the future expansion, <br />Phase II, not be part of the approval at this time. There were 14 parking spaces in the initial project, <br />including one handicap space. They proposed one-dock high loading door on the south of the <br />building. One, 3'x6' monument sign was proposed. Planning Commission approved the request, with <br />six conditions on December 12, 1995. All conditions had been addressed by the applicant. <br /> <br />Davidson announced that Councilman Keany had arrived at the meeting. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Paul Pennock, Zieler-Pennock, Inc., 2727 Bryant Street, Denver, Colorado 80211, stated that Dave <br />Nielsen, Ltd. is a distribution and manufacturer's representative for components for the outdoor <br />equipment industry. Primarily, all products are shipped out. They were not intending to ask for the <br />approval of the future expansion at this time. <br /> <br />Davidson called for Council questions or comments. <br /> <br />Lathrop was concemed about the visual impact of the large size of the HVAC enclosure. He wanted <br />a longer, not quite so boxey structure. <br /> <br /> Sisk wanted more than the 13 trees shown, along with more landscaping in general. <br /> <br /> Howard agreed with Lathrop and Sisk. <br /> <br />6 <br /> <br /> <br />
