Prouty:

Sisk:

Prouty:

Sisk:

It's a two (2) acre site (87,000 sq.
ft.)

I prefer Plan A, but I'm still very
concerned about the density issue.
I think we've got one unit too much
given the zoning. I want you to
stick to the zoning. I'm not going
to vote for the plan unless it goes
to six (6) units and I'll vote for
Plan A, if it is at six (6) units.

We're not dealing with a typical,
totally rational zoning situation.
This situation is the result of the
consequence of decisions that were
made prior to a master plan. To the
east in old town Louisville you have
7,000 sq. ft. lots and to the south
are 5,000 sq. ft. lots. We feel
that with the combination of a very
difficult site and the zoning
context it supports our plans
appropriateness. That coupled with
the purpose of the PUD, which is to
try to enable a developer to do
something creative, and I might add
costly, particularly on a small site
is where we're coming from.

Tom (Phare), are we satisfied that
if we went with this private drive
that it would be something that
would be workable given the
ordinances of the City? Do we have
problems with Plan A?

Phare:

The Public Works Department has not
endorsed any projects since Coal
Creek Ranch I. We are not going to
be responsible for maintaining or
dealing with the parking issues on
the private street/alley.

Mayer:

What's the minimum lot size, of the
seven (7) lots and the building
coverage? I understand a PUD, in
order to allow the builder to be
creative, one sometimes doesn't
enforce the zoning strictly. I do
take exception when one drops down
say two (2) levels in zoning,
