Norm Seader, part owner of the White Front Inn, 935 Pine Street, <br />Louisville, Colorado, stated that they are trying to upgrade their <br />business. <br /> <br />Davidson called for Council comments or questions. <br /> <br />Sisk moved that Council approve Resolution No. 29, Series 1993. <br />Seconded by Howard. Roll call was taken. Motion passed by a 6 - <br />0 vote with Hornbostel being absent. <br /> <br />RESOLUTION NO. 30, SERIES 1993 -APPROVING A FINAL PUD DEVELOPMENT <br />PLAN FOR CENTENNIAL PARK APARTHENTS (CENTENNIAL VALLEY - PARCEL N, <br />TRACT A) <br /> <br />Paul Wood, Planning Director, stated that this is located south of <br />Century Drive, east of McCaslin Boulevard, and is 9.39 acres in <br />area. They propose a density at build-out of 13.6 units/acre, with <br />9 buildings proposed on the site, plus the club house, resulting in <br />a building coverage, including garages, of approximately 20%. Hard <br />surface parking will be approximately 22.6% of the site. The open <br />space coverage will be approximately 56.2%. The distribution of <br />units are 60% two bedroom (1,090 s.f.) and 40% one bedroom (795 <br />s.f.). There will be two parking space/unit (258 parking spaces), <br />with approximately 64% are enclosed by a garage structure. The <br />proposed number of units has been reduced from 131 to 129. On <br />April 13, 1993, the Planning Commission preliminary reviewed the <br />Council concerns: <br /> <br />1.) Parcel N, Tract A, should be built as Phase II. <br />2.) Building bulk and mass should be reduced on structures <br /> adjacent to single family in Cherrywood subdivision. <br /> Density should be reflective of the townhomes at Coal <br /> Creek, approximately 10 units/acre. <br />3.) Building heights should be reduced to one story or garden <br /> level two story. <br />4.) Buildings should be built on natural grade. Sites should <br /> not be raised with fill currently located on site. Fill <br /> should be used for berming and not to elevate the site. <br />5.) Site plan revisions should not decrease setbacks along <br /> McCaslin Boulevard, Century, or to common property lines <br /> with Cherrywood subdivision. <br />6.) Joint access onto McCaslin should be evaluated with the <br /> commercial property to the south. <br />7.) Architectural detail depicting exterior treatments should <br /> be provided. <br />8.) All private drives shall be clearly signed as being owned <br /> and maintained privately. <br />9.) Designate snow removal areas on the PUD. Snow storage <br /> areas should not occupy parking areas. <br /> <br />Wood stated that the major changes incorporated by revision of the <br />July 12 PUD plan are as follows: <br /> <br />18 <br /> <br /> <br />
