1.) <br /> <br />The number of units have been reduced by two. <br />were shifted to Parcel O, increasing the <br />proposed units there from 88 to 90. <br /> <br />Two units <br />number of <br /> <br />2.) <br /> <br />3.) <br /> <br />4.) <br /> <br />5.) <br /> <br />6.) <br /> <br />One of the two entrances from Century Drive has been <br />eliminated and a new right-in/right-out access has been <br />added on McCaslin Boulevard. <br />Building setbacks from the east property line have been <br />increased to a minimum of 70 ft. from the property line <br />adjacent to the single family homes. Minimum building <br />setbacks from McCaslin and Century Drive range from 40 to <br />60 feet. The setback from the structure to the edge of <br />the pavement is approximately 65 ft. with the completion <br />of McCaslin Boulevard improvements. <br />Building mass has been reduced by breaking up the <br />original seven buildings into nine smaller buildings and <br />orienting the short elevation towards the adjacent single <br />family. Roof pitches have been revised to lower overall <br />building height to 26 feet. <br />The proposed grading plan has been designed to keep the <br />buildings at the lowest elevation possible. Finished <br />floor elevation is driven by the curb elevation at the <br />northeast corner of the property, where the detention <br />area will be located. Finished floor elevation must <br />maintain 2 ft. of freeboard above potential height of 100 <br />year storm event. <br />Landscaping - The buffer is focused on keeping it around <br />the project, as primarily the bulk of the open space. <br />With increasing that buffer between the multi-family <br />project and Cherrywood subdivision, between 70 and 100 <br />ft., there is basically two parallel series of berms 3 - <br />5 ft. high, which are landscaped. The landscape has been <br />intensified. <br /> <br />Wood stated that on July 13, 1993, the Planning Commission approved <br />Resolution No. 12, 7 - 0, with 18 conditions of approval (SEE <br />ATTACHED). The Commission approved the resolution on the basis <br />that the conditions were all of a technical nature and at the <br />developers assurance that all conditions would be addressed by PUD <br />revision prior to being reviewed by Council. Wood had reviewed the <br />conditions of approval and with the exception of No. 18, he did not <br />find a note on the PUD pointing out the issue of the shared access. <br />He will check with Public Works to make sure all of the easements <br />have been shown on the PUD. The applicant has met all of the other <br />conditions of approval. <br /> <br />Don Shonkwiler, Homart Development, 400 South McCaslin Boulevard, <br />Louisville, Colorado, stated that with him was Jim Junge, Junge <br />Architects, planners and architects for the project, Jim Loftus and <br />Randy Nichols, representing Square Foot Development, which will be <br />the developer of the project, and Lance VanZant, Attorney <br />representing Homart Development. <br /> <br />19 <br /> <br /> <br />
