Jim Junge, Junge Architects, residing at 9630 East Powers Place,
Englewood, Colorado, stated that the largest single change was that
of having a right-in/right-out on McCaslin. He stated that they
adequately buffered the nine single family houses to the east and
took advantage of dividing them from the original three large one
to five smaller ones, moving them a greater distance, each time
adding to the building variety, addressing the concerns toward
visual screening, taking advantage of the drain swell away from the
fence line, to direct the light onto the property, to get all of
the parking internal, and addressed landscaping. They feel that
they are very much in conformance to the spirit of the PUD, the
intent of the PUD, and the goals of the PUD ordinance. They are
exceeding the setbacks, less than the height, more than the open
space, they have extra parking, and it's a quality project.
They've moved the clubhouse to the McCaslin entrance, canted the
buildings to the streets, increased setbacks, taken care of parkway
landscaping, and each time this project has been addressed, they've
added to the quality.

Randy Nichols, representing Square Foot Development, 2121 North
Hudson, Chicago, Illinois, stated that the rents will be in the
$400 - $1100.00 range, with General Electric being the owner of the
property.

Paul Foley, 267 South Lark Avenue, Louisville, Colorado, stated
that his home is the second one in from south border of the
property. His main concern was the crime. He pointed out that in
townhomes or condominiums, where there is ownership involved, there
is less crime in those buildings. He wanted to see ownership
involved, rather than apartments, which they voiced to the Planning
Commission and now to Council. He did stress the cooperation of
Loftus and Junge in dealing with his neighborhood. He stated that
his neighborhood avoids Century Drive, because you can't make a
left hand turn on McCaslin now. He felt that with the additional
traffic coming out of these apartment dwellings, it will make it
even worse.

Davidson called for Council comments and questions.

Sisk stated that it was his understanding that
swimming pool was proposed in the Century location.
the neighbors objected to that.

originally a
He wondered if

Foley:

Yes. At that point, from some
previous feedback, they had deleted
the swimming pool by that time. I
believe it was in response to our
concerns that the noise and the
amount of activity that would drift
over the apartments. They moved
that swimming pool down to the other
property. They (developers) have

2O
