Sh¢,nkwiler: <br /> <br />The 17% is site specific on Lot 1 <br />and doesn't take into account the <br />roughly three acres of site <br />detention area that are in <br />conjunction with these. <br /> <br />Mayer wondered if Shonkwiler would have a problem with the city <br />res~erving the right to make the median break on McCaslin a right- <br />in/right-out in the future if traffic warrants it. <br /> <br />Shonkwiler explained that the median break was contemplated in 1984 <br />and[ all of the roadways were designed in contemplation of that <br />med[ian break. Although, according to State Statutes, the city has <br />the right to do what they feel is necessary to correct an unsafe <br />situation. Shonkwiler had no problem with that. <br /> <br />Tom Phare, Public Works Director,- stated that with the future <br />growth in this area, there will need to be a modification there. <br />He pointed out that it is reasonable to expect that in the ne~t few <br />years signalization will occur at the Dahlia Street intersections. <br /> <br />Mayer wondered about detention. <br /> <br />Shonkwiler explained that Lots 10 & 11 were created to be the <br />detention areas for the 42 acres. <br /> <br />Mayer wondered how maintenance of the site would be coordinated. <br /> <br />Shonkwiler stated that there would be a maintenance director. <br /> <br />Hedding wondered about the location of the signage. <br /> <br />Shonkwiler: <br /> <br />There will be one sign on the east <br />of the major access point on Dillon <br />Road, one sign in the central median <br />at the access point on McCaslin <br />Boulevard, and a third monument sign <br />on a central landscaped median at <br />the access point on Cherry Street, <br />which is directly across the street <br />of the access between the A & W and <br />the daycare center. <br /> <br />Hed!ding wondered about the berm height on the perimeter of the <br />site. <br /> <br />Shonkwiler: <br /> <br />It will be a combination of berms <br />and relatively dense landscaping <br />around the perimeter of the site. <br /> <br />Hedding: <br /> <br />Three feet in height? <br /> <br />4 <br /> <br /> <br />
