Sh¢,nkwiler: <br /> <br />We have an opportunity, because of <br />the widths of this access, to create <br />berms of that magnitude, yes. <br /> <br />Hed[ding wondered how many trees would be planted around the <br />perimeter. <br /> <br />Shonkwiler: <br /> <br />We have 97 shade trees, 25 <br />ornamental trees, and 59 evergreen <br />trees. That's just around the <br />perimeter and in the Albertson's <br />parking lot. <br /> <br />Davidson called for any further Council questions. <br /> <br />NONE <br /> <br />Davidson wondered where in the overall Parcel O are they not <br />meeting the Gateway design guidelines. <br /> <br />PauL1 Wood, Planning Director, explained that going straight out of <br />the design guidelines: <br /> <br />1.) <br /> <br />2.) <br />3.) <br /> <br />4.) <br /> <br />Through the PUD the applicant is requesting a variance to <br />the parking ration, 5 rather than 6 per thousand. <br />The free standing signs. <br />With regard to Lot 1, the hard surface vs. landscaping, <br />the Gateway design guidelines are a little more <br />restrictive in terms of a higher landscape percentage, <br />25% rather than 10 - 15%. He stated that Albertsons had <br />indicated 17% rather than 25%. <br />Landscaping - the Gateway design guidelines, in terms of <br />internal landscaping, we created a standard for one tree <br />for every parking space and increased on the perimeter <br />one tree for every 20' of linear feet, rather than 35'. <br />Wood stated that as long as there is a 10' wide planting <br />strip, it's in compliance. He didn't see anywhere on Lot <br />1 that they fall below 10'. <br /> <br />Hornbostel wondered what was included in the 17% open space. <br /> <br />Shonkwiler stated that the calculation is only for that which is on <br />the Albertson's property and is landscaped. It is in the <br />landscaped medians. It's along the entry drive. It's inside of <br />Lot 1 along the streets. Also, to the rear of the store on Lot 1. <br /> <br />Hornbostel wanted wording included to state that on the perimeter <br />lots they may have a monument sign or a building identification, <br />not both. <br /> <br />Mayer wanted more detail on the landscaping on the monument sign on <br />the corner of Dillon and McCaslin. <br /> <br />5 <br /> <br /> <br />
