Ippylp I~llpl NIAIANlp NII %plp IllWI 293700fi <br />IItlII11MItlINIIII~IIIIIII11111N IIIIINIhI IUI <br />ORDINANCE NO. 1536 <br />SERIES 2008 <br />AN ORDINANCE APPROVING A PLANNED COMMUNITY ZONED <br />DISTRICT GENERAL DEVELOPMENT PLAN KNOWN AS THE TAKODA <br />GENERAL DEVELOPMENT PLAN <br />WHEREAS, there has been submitted to the City Council of the City of Louisville a request <br />to approve a Planned Community Zoned District General Development Plan for approximately 64.5- <br />acres of land as legally described in Exhibit A, attached hereto and made a part hereof, which <br />proposed plan is known as the Takoda General Development Plan; and <br />WHEREAS, the property included within the proposed Takoda General Development Plan <br />consists of four ownership parcels currently subject to the North Louisville and Takoda Village <br />General Development Plan; and <br />WHEREAS, the landowners of the property have requested a Planned Community Zone <br />District (PCZD) zoning classification for Commercial, Office and Residential Uses, in accordance <br />with Title 17 of the Louisville Municipal Code; and <br />WHEREAS, as required by Title 17 of the Louisville Municipal Code, there has been <br />prepared for the property a PCZD General Development Plan for Takoda, to provide for PCZD <br />zoning of the property with Commercial, Office and Residential uses; and <br />WHEREAS, a PCZD zoning classification with Commercial, Office and Residential uses is <br />consistent with the City's plan for the area; and <br />WHEREAS, the Louisville Planning Commission has reviewed the proposed Takoda <br />General Development Plan application and found it to comply with comprehensive plan, Louisville <br />zoning regulations and other applicable sections of the Louisville Municipal Code; and <br />WHEREAS, more specifically, the Planning Commission found and the City Council hereby <br />finds that the request complies with the following goals and polices of the 2005 Citywide <br />Comprehensive Plan: <br />Principle LU-2. The City should maintain a compact urban form to use land <br />efficiently. <br />Policy LU-2.2: The City should encourage higher density housing development near <br />transit services and commercial centers to create; activity nodes that add to the <br />community's quality of life. <br />Policy LU-2.3: The City should promote mixed-use development as a way to create a <br />walkable and livable community. <br />~~L~~~~ <br />
