IIM IIMI OIN~~~NI II~~YI~~~I~II ~NI ~~~01 2937006 <br />Policy HS-2.3: The project promotes both a mix of housing product at a range of <br />density which will support existing and a future commercial retail space in the <br />immediate neighborhood. <br />Policy FH-1.2: New development should not have a negative impact on the City's <br />fiscal position. The impact of new development should be measured by its effect on <br />City revenue generation, service provision and capital investment. The phasing of <br />certain aspects of a development plan maybe warranted. <br />Policy PRO-1.2: The City should proactively acquire or seek the dedication of land <br />for new neighborhood or community parks as residential development occurs. <br />Policy PRO-4.2: Provide buffering between adjacent municipalities, protect scenic <br />vistas, and directly expand the Citywide trails system; and <br />WHEREAS, the Louisville Planning Commission has held a public hearing on the <br />landowner's zoning request and has forwarded its recommendation to the City Council, and the City <br />Council has duly considered that recommendation; and <br />WHEREAS, the City Council has held a public hearing on the proposed Takoda General <br />Development Plan and has public notice of the public hearing as required by law; and <br />NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY <br />OF LOUISVILLE, COLORADO: <br />Section 1. That certain property known as the Takoda property, the legal description of <br />which is set forth in Exhibit A attached hereto and made a part hereof, is hereby zoned Planned <br />Community Zone District Commercial (PCZD) for Commercial, Office and Residential Uses as set <br />forth and permitted under the Takoda General Development Plan for such property. <br />Section 2. The Takoda General Development: Plan, a copy of which is Exhibit B <br />attached hereto and made a part hereof, is hereby approved. Such Plan shall be recorded in the <br />Offices of the Boulder County Clerk and Recorder and t11e City zoning map shall be amended <br />accordingly. <br />INTRODUCED, READ, PASSED ON FIRST READING, AND ORDERED <br />PUBLISHED this 6th day of May, 2008. <br />2 <br />
