The architect for t:he project spoke to Council as
the applicant was unable to attend the meeting. The
architect stated that a 20 ft. setback would work
and be appropriate with the new roadway alignment.
With no further questions, Mayor Fauson called for a
motion.
Mohr moved that Resolution #1 be approved.
Scarpella seconded. By Roll Call Vote, Resolution
#1 was approved unanimously.
RESOLUTION #2, SERIES 1988 - CARE & COMFORT ~>PECIAL
REVIEW USE Williamson read in its entirety Resolution #2, "A
Resolution approving a Special Review Use for Care
and Comfort Homes."
As expressed in the presentation for Resolution #1,
Wanush explained that the applicants, Dennis
Bodenchuk and Sharon Klipping-Bodenchuk, are
requesting the approval of a Special Review Use for
an intermediate care facility housing 12 senior
citizens per building. The action taken by adopting
Resolution #1 approves the subdivision of a 5.1 acre
parcel located at 200 W. South Boulder Road for this
project.
Wanush asked that his presentation given during
consideration of Resolution #1 be considered as part
of the record for consideration of Resolution #2 and
repeated staff's recommended conditions to be
attached to the approval of Resolution #2. The
three items first di:~cussed, realignment of the
roadway and provisions for signage and handicapped
parking are now on the site plan and do not have to
be a condition of the Resolution. However, staff's
recommendation of a paved roadway, maintenance of
said roadway includirng snow removal, adequate
parking and landscaping to be provided with each
phase, and an easement from the First Baptist Church
for the roadway be obtained should all be conditions
of approval of this Resolution #2.
Anderson asked that the setback of 20 feet also
become a condition of the Resolution. Also,
permission for the signage from the First Baptist
Church must also be obtained.
Williamson read in its entirety Resolution #2, "A
Resolution approving a Special Review Use for Care
and Comfort Homes." Mayor Fauson then called for a
motion on said Resolution.
3
