Hundley stated that a petition has been submitted
requesting the annexation of approximately 230
acres of land generally located east of Homart and
between Cherry Street and Dillon Road. The appli-
cants, Coal Creek Associates, Inc., are requesting
that the property be zoned PCZD for a golf course
and 620 residential units.
Chuck Bellock, Cowl Creek Associates Inc., 255
Canyon Blvd. #202, Boulder, briefly described the
proposed project stating that a community of
interest for the citizens of Louisville and the
residents of this area is demonstrated by
providing a golf course open to the public, a
scenic corridor along Colorado 36 at the approach
to Louisville, preserving Coal Creek as part of an
open space donation comprising up to 50$ of the
annexation, and the master planning of a neighbor-
hood that would feature executive housing and a
possible retirement center.
Scarpella stated that he attended a meeting
wherein a presentation of the the Coal Creek Ranch
was made to the residents of Ward III. Concerns
were expressed over the improvements to Dillon
Road. This would be worked out through the
Planning process, Mayor Fauson stated, including
Council's final action on the proposed project.
Szymanski asked ifs the annexation is contingent
upon the golf coux•se being built in this land.
Bellock stated that it is his hope that they
provide the golf course.
Szymanski questioned whether the proposed type of
housing was truly filling a void in the City.
Also, the fact that most of the land for the
proposed golf course is in a flood plain concerned
Szymanski as to whether it is actually capable of
being developed. Wanush stated that the policy of
the City currently represents keeping as much of
Coal Creek as opera as possible.
Szymanski summarized his concerns with the project
stating, "I guess I'm trying to picture in my mind
where the real community of interest is here. I
really don't see ghat much benefit to it."
Bellock stated that by having this property in the
City, under City control and master planned, that
all the open space: could provide scenic trails and
easements through the property. If it remains in
the County, parcels could be sold off and a master
plan wouldn't be possible.
4
