Dennis Drumm, Vice-president RB Development, spoke <br />to Council detailing the project describing the <br />houses as slightly above entry-level compatible to <br />those in Windmill Pointe. A drainage easement has <br />been added to the open space tract as requested by <br />staff . <br />Szymanski asked if the set-back issue was resolved <br />by the Planning Commission. Wanush stated that <br />there were 4-5 lots subject to the issue and <br />there was a consensus that since the road itself <br />was collector standard and since there was quite <br />a distance betweerA the curb line and the actual <br />driveway and sidewalk, there would be no real <br />problem. <br />Anderson stated concerns with the detention pond <br />area and how it would be maintained. Hioco <br />responded that with the grasses that would be <br />planted, cutting would occur every 2-3 weeks to a <br />fairly short standard. The adjacent Public <br />Service area would be cut by the City if necessary <br />on a contractual basis. <br />Mayor Fauson moved that Resolution #29 be adopted. <br />Anderson seconded. Unanimous. <br />RESOLUTION #30 - SUBDIVISION <br />AND PUD REQUEST - ENCLAVE <br />Rautenstraus read i.n its entirety Resolution #30, <br />"A Resolution approving a final subdivision plat <br />and PUD for the Enclave Subdivision." <br />Wanush explained that RB Development is requesting <br />the subdivision of 26.3 acres located in Homart <br />Parcel A, west of McCaslin Blvd. and south of the <br />Louisville Lateral Ditch. The proposal is for 60 <br />lots. Planning Commission recommended approval <br />with one amendment: the plat and PUD are to state <br />that streets are to be installed as per current <br />City specifications„ This amendment was added to <br />insure that if deve:oper desired rural streets the <br />issue would then come back to Planning Commission. <br />Wanush further stated that a drainagejseepage <br />study be conducted at the site by the developer <br />when water is in the Louisville Lateral Ditch.
