provision on the site for the parking of these <br />buses close to the building. <br />Mayor Fauson moved that Resolution #46 be <br />approved. Szymanski seconded. Unanimous. <br />RESOLUTION #47 - GEORGE OIL SPECIAL REVIEW <br />USE Rautenstraus read in its entirety Resolution #47, <br />"A Resolution approving a Special Review Use for <br />George Oil." <br />Wanush explained that the applicant is requesting <br />approval of a convenience store with video rental <br />and gasoline service for 947 Pine St. Gasoline <br />service stations require Special Review in the <br />Commercial Community zone. Though current use <br />includes a service station, the proposal is to <br />demolish the existing building and to rebuild. <br />Since the existing use is being altered, the "new" <br />use must be reviewed. Planning Commission <br />approved the application on October 14, 1986. <br />In response to questions by Szymanski, Wanush <br />stated that in the downtown district there are no <br />side yard set back requirements. However, <br />building very close to a property line, the <br />structure has to meet fire resistant construction <br />standards. <br />Traffic flow was questioned by Anderson. Wanush <br />felt that this proposal was actually better than <br />what exists on the site currently as there is an <br />improved visual access into and out of the site. <br />Carnival moved that Resolution #47 be approved. <br />Scarpella seconded. Unanimous. <br />RESOLUTION #48 - BYRD FUNERAL HOME SPECIAL <br />REVIEW USE Rautenstraus read in its entirety Resolution #48, <br />"A Resolution approving a Special Review Use for <br />the Byrd Funeral Home." <br />Wanush explained that the applicant is requesting <br />approval of a mortuary in CC zoned property at 824 <br />Pine St. Such a use requires special review in <br />this zone. Staff recommended approval with three <br />conditions: 1) the conditions described in the <br />applicant's letter are substantially followed <br />(dated September 22, 1986); 2) all applicable <br />building and fire codes must be met prior to <br />issuance of certificate of occupancy; and 3) addi- <br />tional trees are to be added in Spring 1987, <br />location to be approved by Director of Community <br />Services. <br />4 <br />
