Although certain items would be eliminated in the <br />modified plans i.or the rebid, Phare assured <br />Council that the building would be functional <br />where equipment maintenance could take place and <br />vehicle storage :>pace provided. The storage of <br />City records could not be accommodated initially <br />due to the requirement of a sprinkler system for <br />this type of storage. The sprinkler system may be <br />one item that may not be implemented immediately <br />to hold down construction costs. <br />Hundley expressed his concerns with the bids as <br />the per square foot cost was nearly $45 from the <br />low bidder. There were some additional costs that <br />were not anticipated, i.e., soil testing resulted <br />in a more costly foundation, staff concludes that <br />these costs were n.ot substantial enough to award <br />such a high bid. <br />In the new bid documents, Phare will outline <br />deductible alternatives so that if the funds are <br />not available, the contractor will know which <br />items will be cut first. <br />Hundley explained that Security Pacific submitted <br />the lowest interest rate and the City agreed to <br />work with them on the 3-year lease-purchase <br />financing. Since interest rates are now lower, it <br />is possible that the City may still be able to <br />work with Security Pacific. Hundley will be <br />talking with them and see if they will give the <br />City some consideration on the amount the City has <br />already put down. <br />Mayor Meier moved that the bids for the Louisville <br />City Shops be rE:jected and staff rebid the <br />project. Johnson :seconded. Unanimous. <br />FIRE STATION <br />RELOCATION - <br />MCSTAIN At the June 4th Counci 1 meeting, Counci 1 <br />authorized staff to negotiate with Homart <br />Development Cor~>. and McStain Ent. for the <br />exchange of a 5-acre City-owned parcel for a new <br />fire station site somewhere along Via Appia. <br />Hundley spoke with both Homart and McStain <br />and they expressed a willingness to work with the <br />City to obtain a site. They agreed that in terms <br />of negotiations, more could be accomplished with <br />McStain due to McStain's current planning to <br />realign Via Appia and the lower approved densities <br />on the land proposed for the exchange. Hundley <br />pursued in depth negotiations with Tom Hoyt, <br />President, McStain Ent. <br />5 <br />
