Blvd. and will contain approximately 40,000 sq.ft. <br />of retail, 3-two story office buildings, a day <br />care center, and a car wash and service area. <br />Commission approval included the following <br />conditions: (1) A11 access design, including <br />transition lanes, utilities, including fire <br />service and drainage to be approved by Public <br />Works, (2) the PUD and Subdivision should <br />stipulate that all parking is to be shared by all <br />lots, (3) landscaping plans should be approved by <br />the Director of Community Services, and (4) the <br />color scheme and sc>me materials should be extended <br />to the rear of the buildings. <br />A detailed presentation was made by Ray Pigg, <br />Sales Manager of the Neenan Company. <br />Luce asked if the access onto McCaslin Blvd. had <br />been resolved, specifically people attempting <br />making left turns from the center onto McCaslin. <br />Wanush explained that at some future time as the <br />area develops and i.f it becomes evident that there <br />is serious conflict: with the turning movement the <br />City at that time may or may not take action <br />relating to that particular access. At this point <br />in time, it is a reasonable access. <br />Mayor Meier moved that Resolution #33 be approved <br />with the conditions recommended by the Planning <br />Commission. Luce seconded. Unanimous. <br />RESOLUTION #34 - AMERICAN LEGION <br />SPECIAL REVIEW USE <br />Rautenstraus read :Ln its entirety Resolution #34, <br />"A Resolution approving the Special Review Use for <br />the American Legion." <br />Wanush outlined the request for a Special Review <br />Use of the Building at 525 Main for the "home" of <br />the Louisville American Legion Post. A fraternal <br />lodge is a use by right in an R-M zone which this <br />request is. <br />Staff reviewed the application for the lodge at <br />this location and parking was a major concern. <br />Louisville Municipal Code requires one parking <br />space per three seats for meeting rooms and, where <br />there is no fixed seating, the standard is one <br />space per twenty-one sq. ft. of seating area. <br />Using these standards staff calculated the normal <br />use requirement for the American Legion to 28 <br />spaces. An additional 35 spaces are required for <br />the special functions requested by the applicant. <br />Total requirement :is 63 paved parking spaces. The <br />site plan submitted shows 19 parking spaces. <br />5 <br />
