It will be in four parcels: three five acre~parcels <br />and the remaining parcel in an outlot being used as a conservation <br />easement. <br /> <br />Paul Wood, Planning Director, commented they were shooting for an <br />August 1 deadline. If forwarded to the Planning Commission, staff <br />would hold a special meeting with the Planning Commission on May <br />24, allowing them to come back to Council on first reading on June <br />7, and hold a public hearing on July 19. He explained that it was <br />discussed the possibility of annexing the entire 92 acres through <br />one annexation petition/ordinance, which would facilitate the later <br />conveyance and subdivision of the property. The Warembourg's were <br />asking for a waiving of the subdivision fees, but were possibly <br />willing to absorb the expense of the engineering fees for platting <br />the entire parcel. <br /> <br />Davidson called for Council comments or questions. <br /> <br />Lathrop felt their request for waiving the subdivision fees, but <br />paying the engineering fees was fair. <br /> <br />Mayer wanted the technical details brought to Council as soon as <br />possible for their review. <br /> <br />Howard moved that Council forward the annexation to Planning <br />Commission. Seconded by Keany. All in favor. <br /> <br />DISCUSSION/DIRECTION - COMMUNITY DEVELOPMENT GROUP - PRELIMINARY <br />GENERAL DEVELOPMENT PLAN, PRELIMINARY SUBDIVISION PLAT AND <br />PRELIMINARY PUD DEVELOPMENT PLAN - KNOLLWOOD ESTATES <br /> <br />Paul Wood, Planning Director, stated that the applicant is <br />requesting to initiate subdivision rezoning of approximately 170 <br />acres at the southwest corner of Hwy. 42 and 104th Street. The <br />property is currently annexed into the City of Louisville and zoned <br />C-B and Industrial. The General Development Plan proposes to <br />rezone approximately 119 acres from C-B and Industrial to PCZD-R <br />and approximately 30 acres to PCZD-OS. The 20 acres that are <br />currently part of the Colorado Tech Center zoned Industrial will be <br />rezoned to PCZD-I. The residential portion will be approximately <br />149 acres and proposed as a phased development in three different <br />market sections. The easterly most 38 acres will be marketed as <br />production units with 8,000 - 10,000 s.f. lots. The central 20 <br />acres will be developed as semi-custom with 10,000 - 13,000 s.f. <br />lots. Custom homes will be developed on the 30 acre balance with <br />12,000 - 15,800 s.f. lots. They proposed a phasing schedule of 85 <br />permits per year commencing in the fall of 1994. Open space <br />dedication will be about 20% distributed in a neighborhood park and <br />around the perimeter of the residential areas as Outlot A and B. <br />They propose a total of 318 residential units with a gross density <br />of 2.1 units per acre.
