They <br />wanted it to remain as open space. <br /> <br />George Smith, 1721 Monaco Parkway, Denver, Colorado, architect/planner representing HSG <br />Properties, reviewed the site plans. <br /> <br />Davidson wanted any retail in this project to be specified. He did not want "fast-food" restaurants, <br />convenience stores, gas stations, etc. He preferred a sit-down restaurant with proper screening. <br /> <br />Davidson called for Council comments or questions. <br /> <br />Howard agreed with Davidson's comments. He was concerned about the proposed traffic flow and <br />he wanted adequate traffic studies done to determine the impact on McCaslin and Dillon Road. He <br />wanted to see a drainage plan. He wanted to see how the retail would fit in with the hotel/offices. <br />He wanted up-scale retail. He asked about the Fifth Amendment to the Interchange Agreement. He <br />also wanted plenty of foliage on the highway off-ramp on Hwy. 36. <br /> <br />Smith stated that they were thinking of small scale retail, which is "specialty" oriented, free standing. <br /> <br />Shonkwiler stated that the Fifth Amendment to the Interchange Agreement was presently before the <br />Highway Commission for approval. This would convert on a square foot for square foot basis an <br />additional 190,000 s.f. of commercial to be constructed as retail. <br /> <br />Howard wanted a view of what McCaslin would look like. <br /> <br />Levihn wanted the Gateway Standards in place when this is returned to Council and a drawing of <br />how the foliage would look. <br /> <br />Shonkwiler suggested that, since the State Highway Department does not irrigate their right-of-way, <br />the dry-land landscaping be integrated into this, so it is not hard-edged. <br /> <br />Mayer asked about any traffic signals needed. <br /> <br />Phare felt that, with the overall growth in the region superimposed with the approved development <br />plan that Homart currently has, it will probably require signals at Dillion and Dahlia. <br /> <br />Mayer wanted Parcel H to follow the Gateway Design Guidelines or the Homart Design Guidelines. <br />He did not want a "strip" development appearance. <br /> <br />Keany was concerned with the views from Hwy. 36 and wanted the Gateway Guidelines. He wanted <br />to make sure that the right-in/right-out on McCaslin was not a problem with the proximity to Dillon <br />Road or HWY. 36, as being too close. He stated that the number of floors in the hotel/office complex <br />would be of concern to him, as would the exterior appearance of the building.
