RIMEL 111, <br />SOUTH SOUL DER ROAD <br />The proposed commercial buildings would be along the south side of the site, with a <br />restaurant/retail building at the southeast corner. The three remaining commercial <br />buildings would be two stories, with retail space on the first floor and office on the <br />second. The residential units would be in three buildings along the north side of the site, <br />across the street from existing residential development. <br />The internal pedestrian circulation provides access from existing sidewalks on the <br />perimeter of the development to the internal walks and buildings. A connection is also <br />provided to the existing City trail on the west side of the development. The large <br />drainage swale on the south side of the site, between the development and South <br />Boulder Road, limits the possibility of connections to the sidewalk along South Boulder <br />Road. However, staff requests an additional sidewalk on the east side of the access <br />drive at South Boulder Road. <br />Bulk and Dimension Standards <br />The applicant is not requesting any modifications to the yard and bulk standards <br />previously approved in the GDP, as described below. The proposed development <br />complies with the yard and bulk standards. <br />7 <br />
