Davidson called for the applicant's presentation. <br /> <br />Don Shonkwiler, H.D. Delaware Properties, Inc., 400 South McCaslin Boulevard, Louisville, <br />Colorado, introduced Dan Brubaker, representing McDonald's and Kirk Prinslow, Colorado Land <br />Consultants, planners and engineers for the site. <br /> <br />Davidson called for Council questions or comments. <br /> <br />Howard felt there was a lack of under carriage foliage on McCaslin. <br /> <br />Sisk was concerned about the size of the signs. <br /> <br />Keany wondered if all of the signs were needed. <br /> <br />Wood stated the Code allows for one wall sign per building frontage. In this case, building frontage <br />is required to be adjoining fronting a street, having a public entrance, or adjoining a public parking <br />lot. This building would have at least three building frontages. According to Code, Wood stated that <br />they could probably have up to about 450 s.f. of signage. <br /> <br />Mayer wanted to make the Gateway Design Guidelines consistent with the Marketplace Guidelines. <br /> <br />Shonkwiler commented that the Marketplace Design Guidelines are consistent with or more <br />restrictive than the Gateway standards. <br /> <br />Lathrop was concerned about the trash enclosure. <br /> <br />Shonkwiler explained that Planning Commission was asking for, but did not make it a condition of <br />their approval, the trash enclosure to be appended to the south end of the building. They later <br />changed their minds and decided to leave it where it was. <br /> <br />Lathrop questioned the necessity for the size of the playland sign on the north side of the building. <br />He did not feel the height and signage was necessary for that side of the building. <br /> <br />Prinslow stated that the number of the letters in the sign necessitate the size and will help direct traffic <br />off of McCaslin. <br /> <br />Davidson felt the McDonald's signs were recognizable by their appearance rather than their size. <br /> <br />Sisk moved that Council approve the Final PUD Development Plan for McDonald's and accept a <br />motion to approve Resolution No. 47, Series 1994, specifically with the conditions set forth in the <br />Planning Commission minutes, with the express emphasis that the signs will comply with the <br />Centennial Marketplace Design Guidelines limiting the signs to a maximum of 50 s.f. per sign. <br />Seconded by Mayer. <br /> <br /> <br />
