a 14 acre tract of land. Then a 2.2 <br />acre tract which is known as the <br />Public Service Easement Tract. <br />Also, a 17 1/2 foot tract of land <br />owned by the Moores which is <br />adjacent to the Public Service tract <br />of land. Further to the west is the <br />10 acre Tracy tract. Our most <br />important concern with this 31 acre <br />enclave is the compatibility with <br />our neighbors. For the Coal Creek <br />Ranch Development, immediately on <br />our east, we made all of these lots <br />larger in size to accommodate the <br />existing development. We also <br />opened it up and put an outlot to <br />handle part of our open space <br />commitment and we moved our road <br />farther to the west which deepened <br />and allowed us to have greater depth <br />and larger lots along the west side. <br />The next consideration was the Club <br />Homes Development which is located <br />immediately to the south of our <br />project. We have the same number of <br />lots that abut up to Club Homes but <br />our lots are wider in width. As a <br />visual impact, we have lessened it <br />to the south. Mr. Tracy wanted our <br />lots and our roads to be able to <br />incorporate him so he could keep his <br />same residence and maintain his <br />home, located in the southwest <br />corner. Another area of <br />compatibility was an area that is <br />immediately adjacent to the Cherry <br />Street Technical Park. We moved our <br />road, this time, to the east and <br />deepened all our lots immediately <br />adjacent to the commercial tract. <br />These lots are 145' in depth. We <br />have also increased our setbacks <br />within that area. At the present <br />time, we are in negotiations with <br />Public Service to obtain more land. <br />To accommodate Public Service and <br />our development, we have increased <br />and made these lots deeper so that <br />the peoples back yards will be as <br />far away from the existing <br />electrical facilities in the area as <br />possible.
