dictated by the constructed medians <br />on Cherry Street and Taft Court so, <br />that is our full-turn movement <br />coming within our development. We <br />also wanted two points of access <br />within our subdivision so we <br />requested a right-in and a right- <br />out. The best traffic pattern <br />within our subdivision was to <br />develop small enclaves within it <br />that had neighborhood compatibility <br />and, yet, lessened the number of <br />crossings across the Public Service <br />easement. We used three roads to <br />create a flow of traffic and two <br />cul-de-sacs which minimized the <br />number of crossings that we have to <br />come across the open space with. We <br />also have designated on the Plat <br />where the people can have their <br />driveway entrance. We have three <br />points of access for utilities to <br />serve our project; first, coming <br />through an outlot into a private <br />street in Coal Creek to the west; <br />second, to come through an outlot <br />into a cul-de-sac; third, at the <br />Public Service easement in Club <br />Homes. There are existing utilities <br />that we can use. We chose to access <br />our utilities through our open space <br />and into an outlot and into a cul- <br />de-sac where there is only one <br />existing home at this time. This <br />would cause the least disturbance of <br />anybody and still serve our <br />property. The second point picked <br />was the point farther to the south <br />which is within the Public Service <br />easement, again causing the least <br />disturbance. Storm drainage will <br />come from the west in an outlot <br />going to the east and will enter the <br />street and be carried off by street <br />flows back over to the southwest <br />corner of our property, exiting to <br />the north up the outlot and through <br />another outlot to the east. <br />Drainage can be handled within the <br />street which eliminates the <br />necessity for storm drainage pipes <br />and higher upkeep facilities within <br /> <br />7 <br /> <br /> <br />
