it. The next item addressed was the
open space and Coal Creek
Development to the east, an outlot
that is throated down at the
beginning off of Cherry Street. We
provided the same type on our
project and we provided a park and
open space with an outlot to the
north which will handle some
overflow and at the same time act as
greenbelt which is parallel to the
existing sidewalk that is now
provided in Coal Creek. Public
Service's stipulation is that we do
not lot any of their existing
easement with residential lots. We
are proposing to create a bike path
which would be a continuation of the
bike path as it now exists across
the greenbelt area. We propose the
elimination of the existing gas well
and tank and creating a greenbelt
there and open space making it
contiguous to an existing greenbelt
in both of the existing subdivisions
to the south which opens up onto the
golf course. We do not know if we
will need a de-excel or excel lane
for Coal Creek Meadows until we do a
traffic study at a later date. We
propose to create a berm ten feet in
from the rear property line and
three feet high. Two-thirds of the
fence on each would be a privacy
fence which would help the visual
impact. The center third would be a
chain link fence with evergreens
planted within to create a visual
barrier of the trees in the center
and then the privacy fence on both
sides. These are our planning
considerations and we are requesting
permission from Council to go on to
the next step.

Davidson called for any comments or questions.

Howard:

What caliper trees are you
considering putting in the berm? If
they are very small, they are
reasonably slow growing and you
won't achieve your effect for a

8
