John Norris, <br />Denver, CO. <br /> <br />The Norris Co., <br /> <br />side. On St. Andrews lane there <br />will be a 50 ft. right-of-way with a <br />32 ft. wide street with parking on <br />one side. It eliminates the need to <br />severely grade the hillside by <br />providing a narrower street with <br />access on one side only limiting the <br />amount of grading we would have to <br />do on the hillside. The street <br />widths meet all of the criteria for <br />emergency access, the Federal <br />Traffic Regulations, and AASHTO. <br /> <br />Landscape Architects and Planners, <br /> <br />Norris: <br /> <br />We were asked to establish landscape <br />concepts and amenity design for four <br />separate areas within the project. <br />The first area we treated were the <br />landscape medians on Dillon Road. <br />We continued with the street tree <br />and canopy tree treatment with turf <br />underneath. The next area, the main <br />entry of Filing No. 4, we continued <br />a similar design as is seen on the <br />other collector roads throughout <br />Coal Creek, rows of ornamental trees <br />and some color at the entrances. <br />The Community Center and the <br />Recreation Center were the next <br />areas we were asked to work on. <br />We've oriented the pool and the <br />tennis courts, so that the parking <br />is located on the backside. The <br />parking is buffered by the building. <br />We also bermed and landscaped along <br />those sides. The tennis courts have <br />a north/south orientation. There <br />are lawn areas inside the pool area <br />to soften those areas. The common <br />open space area throughout the back <br />part of the site through the trail <br />corridor is the last area. The <br />trail corridor concept was to use <br />drought tolerant plants in a <br />xeriscape type application. Also, <br />provide year around color with tree <br />plantings throughout St. Andrews <br />Lane and along the entire corridor. <br />A secondary entry site at the <br />intersection of Spy Glass Court and <br /> <br />11 <br /> <br /> <br />
