RECESSED <br /> <br />Davidson called the meeting back to order. <br /> <br />RESOLUTION NO. 58, SERIES 1992 - NEODATA - FINAL PUD DEVELOPMENT <br />AND FINAL SUBDIVISION PLAT <br /> <br />John Franklin, Community Development Director, stated that this is <br />for the Neodata Services, Inc. project located within Homart's <br />Centennial Valley Business Park on the Centennial Parkway loop <br />road, generally west of McCaslin, Dillon Road extended, in the <br />southwest area of the Centennial Valley property. They request <br />approval of a 478,000 sq. ft. two (2) stage, mixed office, <br />printing, and warehouse facility. This will be their second <br />facility in Louisville. Homart is responsible for the Subdivision <br />Plat and also before Council is a Final Plat for Lot 1 of <br />Centennial Valley Filing No. 3, which will accommodate the Neodata <br />project. He explained that one year ago the Planning Commission <br />approved this project and recommended approval. September 8, 1992, <br />Neodata made an informational presentation to the Planning <br />Commission to bring them up to date on what had transpired in the <br />year and to apprise them of minor upgrades to the proposal, <br />including the mezzanine addition and parking facilities addition. <br />The Planning Commission was favorable. He added that if Council <br />approves this tonight, they are prepared to meet with <br />representatives of the architect, contractor, and designers <br />tomorrow morning at 9:00 a.m. to initiate the pre-construction <br />process for a fast track approval of their permit. <br /> <br />Don Shonkwiler, Homart Development, 400 South McCaslin, Louisville, <br />CO, explained the phasing of the project. The first phase includes <br />a 208,000 sq. ft. footprint and a 90,000 sq. ft. mezzanine to used <br />for warehouse. The second phase of the project, which they hope <br />will occur approximate to the completion of the first phase, or <br />while it's still under construction, would be a 180,000 sq. ft. <br />warehouse. The reason for phasing the project is that that may <br />occur at some later date than approximate to the completion of <br />Phase I and can provide for Phase I to stand alone. The structure <br />will be side cast tilt wall construction. The manifestation of <br />that will be an aggregate finished concrete wall. The columns will <br />be smooth finished concrete and will generally be in the same cast <br />as is in the elevation, in a beige or tan. The north elevation is <br />the elevation that will be seen from the new roadway they will be <br />constructing called Centennial Court. One change that has occurred <br />from the original approval to the building as perceived today is <br />that the postal dock has been relocated to the back side of the <br />building, which provided for some additional employee parking, a <br />little more parking for better access to the facilities. This <br />project gives the City the opportunity to put a very large building <br />in an appropriate place, nestled against the foot of Davidson Mesa. <br />Neodata must move into this facility by April 15, 1993.
