referring to all three (3) of those
documents.

Davidson:

Council agreed.

I wonder if Council would object to
us holding our questions until after
the public comments?

Sheffield:

My understanding in talking with our
engineer, the two (2) bound copies
are pages 1 & 2 of the plat and the
single page is page 3 of the plat,
which that part was revised by
Planning Commission. So, it is a
complete set. One (2) and two (2)
are as is, three (3) also is. All
three of those documents are part of
the plat.

Davidson asked for comments from interested parties in favor of the
subdivision plat.

Barbara Turner, 1495 Franklin Court, Louisville, CO, supports the
subdivision. She is a neighbor and has always expected this tract
to be developed. She likes the open space, but she feels that the
developer has the right to develop it. She supports the conditions
that the Planning Commission has put on this subdivision. She was
concerned about the height that these houses could be. The City of
Louisville allows the 35 ft. height restriction to be calculated
from the street level plus 35 ft. She felt that if you have a
situation where the lot falls downhill from the street, you could
possibly have a situation where the house is 60 ft. higher than the
back of the lot. In her situation, from her back property line to
the proposed street is 30 ft. So, the house might be 65 ft. higher
than her back property line. She would like for the City to have
a more realistic interpretation of height allowance. She felt it
would be more effective for the community to have the 35 ft. height
limitation come from the existing ground, rather than the proposed
road in front of the house. Other neighbors that live close to the
east and to the south are not looking forward to seeing 50 - 60 ft.
houses blocking their view. She supports the idea of the park.
She feels that the proposed access on to South Boulder Road is
taking away the open space that was granted in this subdivision 12
years ago. She believes that a path should be placed along
Davidson Ditch to connect the open space up to South Boulder Road.
She felt it would be a benefit to the community to have an access
from this open space up to where West Willow Street for their
children to get from one part of the town to another.

Davidson called for anyone else in the audience who wished to speak
in favor of the subdivision.

16
