Ail in favor. <br /> <br />RESOLUTION NO. 66, SERIES 1992 - RECONSIDERATION OF TOWN HOMES AT <br />CO~ CREEK - FINAL PUD DEVELOPMENT PLAN AND FINAL PLAT <br /> <br />Mark Nuszer, Club Homes Development Corporation, stated that they <br />have substituted a four unit building on building No. 2. <br />Previously, it was five units. He commented that by doing that, <br />they have pulled that building back 20 ft. farther from Dahlia <br />Street. He stated that on building No. 19 they have substituted a <br />four-plex for the five-plex that was originally proposed with a <br />further setback of the building by 20 ft. The entry to the project <br />on the north end of Dahlia has been shifted approximately 30 ft. <br />south. They have increased the size of the open space area to the <br />north of it. Previously, they had two open space areas. They have <br />combined the two to make one large area. They are burming and <br />adding an additional nine Conifer trees to the project. He stated <br />that the end units, in every situation, are one story. The phasing <br />schedule is exactly the same with 113 units vs. 115 units <br />previously. <br /> <br />William R. Briggs, 694 Club Circle, Louisville, CO, was requested <br />by some of the residents of Club Homes to make some comments. <br />Briggs bought in this area because their literature stressed low <br />maintenance, easy living. He commented that not too long ago he <br />had some problems with some fencing that had been put in on the <br />model homes. After two or three of the other homes had been put <br />in, they noticed some problems that looked like these fences would <br />end up to be fairly high maintenance items. He stated that in the <br />PUD it described a type of fencing, stucco fencing/concrete <br />masonry, that is very durable and fits in with their literature. <br />Briggs' fencing is a wood base, a plywood structure, covered with <br />stucco. Five of the buyers wrote a letter, which resulted in a <br />meeting with 20 - 30 of the homeowners came. The meeting came to <br />an impasse on the subject, which is why Mr. Briggs came to <br />tonight's Council meeting. He stated that he had just received <br />another letter from Club Homes, which stated that management had <br />consulted with the City of Louisville Planning Department and had <br />decided that it would be best not to install any stucco fences on <br />the perimeter or individual lots, until application for amendment <br />to the original PUD is accepted by the City of Louisville and that <br />the CHDC had decided to pressure treat posts and will examine the <br />additional variations of hard mesh and hard exterior coating on the <br />fences.
