We have reduced the height <br />of the buildings from 35 ft. down to <br />27 ft. We proposed to surround the <br />entire project with a landscaped <br />berm. There is considerable <br />landscaping around the buildings to <br />give this a very luxurious, <br />attractive look. <br /> <br />Hornbostel: <br /> <br />I'm concerned about lights, noise, <br />and putting this traffic out onto <br />South Boulder Road. <br /> <br />Hedding: <br /> <br />I've counted about 313 parking <br />spaces just in the area where you're <br />showing the four buildings. With <br />the cars attempting to park, and <br />back up, and access in and out, and <br />if they have to make a left turn <br />onto South Boulder Road, they are <br />going to have to traverse this back <br />access behind the buildings, then <br />make a right and come out and make a <br />left. It seems to me that if there <br />is one other right-in, right-out, <br />some other break, that would help. <br />With 313 parking spaces, it seems <br />like a traffic problem. I don't <br />favor or believe in "cash in lieu <br />of." <br /> <br />Brooks: <br /> <br />As far as your traffic comments, I <br />think it's valid to consider another <br />way to make a right hand turn out of <br />the project. <br /> <br />Howard: <br /> <br />My biggest concern is with the hugh <br />amount of asphalt that I see on the <br />four buildings proposed. I'm asking <br />the applicant to tell me whether or <br />not, especially along the back <br />adjacent to the homes, some or all <br />of those Barking spaces could be <br />turned into green space.
