Intent: Planning Area 3 is intended to be a mix of SFD and SFA homes on <br />a variety of lot sizes, with outstanding access to a network of parks, trails, <br />and open space. <br />2. The planning area is organized around two parks, known within this <br />document as Public Land Dedication and Cowboy's Park. Public Land <br />Dedication and Cowboy's Park, will be owned by the City of Louisville upon <br />recordation of the Final Plat. <br />3. Uses Allowed by Right: single family detached and single family paired <br />units, residential dwelling units as well as uses permitted in City of <br />Louisville PCZD planning area (Sec. 17.72.080, Louisville City Code). <br />4. The 8' front yard or side yard utility easement for lots 1,10, 11 & 19-21 of <br />block 4; lots 5, 6, 15, 16 & 20 of block 5; tots 1, 9, 10 & 16 of block 6 shall <br />contain no plantings, walls, structures or temporary or permanent <br />obstructions exceeding 21/2 feet in height, measured from the top of the <br />curb or existing grade unlesss said structures or obstructions are more <br />than 80 percent open. This encumbrance allows for stopping sight <br />distance from the adjacent intersections. <br />5. Maximum building height is 35'.
