sled hill. <br />to make <br />decision. <br /> <br />It wouldn't cause me not <br />a fair or impartial <br /> <br />Paul Wood, Planning Director, requested that by motion the <br />following items be made part of the record prior to his summary to <br />the Council: <br /> <br />1.) <br /> <br />That Council make part of the record of this proceedings <br />all official non-privileged documents in the files of the <br />Planning Department related to the proposed Ridgeview <br />Estates Subdivision, including the preliminary and <br />proposed final Plat and related documents filed by the <br />applicant. <br /> <br />2.) <br /> <br />The minutes of the Planning Commission hearing and <br />meetings on the proposed subdivision. <br /> <br />3.) <br /> <br />Documents adopted by the Planning Commission in relation <br />to the proposed subdivision. <br /> <br />4.) <br /> <br />Documents presented to the Council with their information <br />packets for this and prior Council meetings on this <br />subdivision. <br /> <br />5.) <br /> <br />Minutes of the Council meetings on the subdivision, as <br />well as the City Zoning Ordinance, Subdivision Ordinance, <br />and the Comprehensive Plan. <br /> <br />Davidson: <br /> <br />So ordered. <br /> <br />Wood stated that the applicant is Sheffield Homes and that they are <br />re¢~esting approval of the final subdivision Plat to allow the <br />development of 68 single family homes on 28.75 acres. The Planning <br />Commission held a public hearing on December 8, 1992, and voted 6-0 <br />to adopt Resolution No. 33, Series 1992, which recommends approval <br />with conditions (SEE ATTACHED). He stated that the document that <br />he provided Council tonight was a revised subdivision Plat dated <br />December 14, 1992. The revised document incorporated additional <br />length to the lot frontage of Lot 23, which had previously been <br />insufficient. He stated that Lot 23, as well as all of the lots, <br />do meet the minimum lot frontage requirement of 35 ft. in the <br />subdivision. <br /> <br />Tom Pitcher, 6777 Wadsworth, Arvada, CO, representing Sheffield <br />Ho~es, along with Jim Sheffield, Sheffield Homes and John Jorgenson <br />of Hurst & Associates, stated that there was a 10% addition to the <br />park dedication, which had already been met. He stated that the <br />only other additions to this would be their meetings with residents <br />and neighbors in Hillsborough West, helping to lay away some of <br />their concerns through landscape buffers or lot realignments. <br /> <br /> <br />
