That Council make part of the record of this proceedings all official non-privileged documents in the files of the Planning Department related to the proposed Ridgeview Estates Subdivision, including the preliminary and proposed final Plat and related documents filed by the applicant. 2.) The minutes of the Planning Commission hearing and meetings on the proposed subdivision. 3.) Documents adopted by the Planning Commission in relation to the proposed subdivision. 4.) Documents presented to the Council with their information packets for this and prior Council meetings on this subdivision. 5.) Minutes of the Council meetings on the subdivision, as well as the City Zoning Ordinance, Subdivision Ordinance, and the Comprehensive Plan. Davidson: So ordered. Wood stated that the applicant is Sheffield Homes and that they are re¢~esting approval of the final subdivision Plat to allow the development of 68 single family homes on 28.75 acres. The Planning Commission held a public hearing on December 8, 1992, and voted 6-0 to adopt Resolution No. 33, Series 1992, which recommends approval with conditions (SEE ATTACHED). He stated that the document that he provided Council tonight was a revised subdivision Plat dated December 14, 1992. The revised document incorporated additional length to the lot frontage of Lot 23, which had previously been insufficient. He stated that Lot 23, as well as all of the lots, do meet the minimum lot frontage requirement of 35 ft. in the subdivision. Tom Pitcher, 6777 Wadsworth, Arvada, CO, representing Sheffield Ho~es, along with Jim Sheffield, Sheffield Homes and John Jorgenson of Hurst & Associates, stated that there was a 10% addition to the park dedication, which had already been met. He stated that the only other additions to this would be their meetings with residents and neighbors in Hillsborough West, helping to lay away some of their concerns through landscape buffers or lot realignments.
