Lot 1, Block 3, 2035 Taylor <br />Avenue (Fed Ex) PUD <br />The Parks & Recreation Department has reviewed The Business Center at C.T.C. Lot 1, Block 3, 2035 <br />Taylor Avenue (Fed Ex) PUD with submittal dated April 14, 2017 and has the following comments: <br />Summary: <br />The building at 2035 Taylor Avenue will be a single story building totaling 109,889 square feet. It will be <br />leased to Fed Ex for a 104 capacity van facility. Fed Ex Express will use the premises for a package <br />delivery and sorting facility. The primary function of the facility is to handle critical, time sensitive <br />packages. Other operational functions include, but are not limited to, temporary package holding, <br />counter sales and customer services, vehicle maintenance, indoor/overnight storage of vans, employee <br />service areas and supporting office functions. The project will be designed and constructed to obtain <br />LEED certification. <br />The proposed project and improvements are subject to Ordinance 1725, Series 2016, which approved <br />a zone change for the property from PCZD-Commercial to PCZD-Industrial. The ordinance requires <br />the following: <br />The development on the property shall provide for landscaping and berming within Easement <br />Area 2 and Outlot C meeting the standards of the City of Louisville Commercial Development <br />Design Standards and Guidelines, and shall provide for screening from Highway 42 of parking <br />areas on the north side of the property. <br />A building set back of at least 100 feet from the north property line. <br />Entry features on Outlot C, acceptable by the City and determined at the time of PUD <br />approval. <br />In addition to the above, the Ordinance also requires higher standards for architecture than what is <br />required in the IDDSG. The remainder of the project and improvements are subject to the IDDSG. <br />The platted property frontage along Highway 42 and 104th Street has a conservation easement dated <br />July 27, 1998 and signed by Mayor Tom Davidson that allows for: <br />Installation and maintenance of landscaping in compliance with approved landscape. <br />Drainage and detention facilities and other utility installation. <br />During the public hearing for zone change on August 2, 2016, the following comments were made: <br />4 <br />
