"Council Member Loo considers this a gateway and was not sure a huge industrial building at
that corner was ideal". Mr. Vasbinder commented that Etkin Johnson could put a sign on the
north east corner of the property at the intersection of Hwy. 42 and South 104" Street.
Council Member Keeney requested enhanced landscaping along Hwy. 42 and Mr. Vasbinder
expressed a willingness to comply.
Park and Recreation Department staff has reviewed the submittal and has the following comments:
1. Staff requests grading and landscaping in easement area 2 and Outlot F (City of Louisville) be
redesigned to accommodate a proposed future trail alignment running parallel to Hwy. 42. The
proposed future trail alignment would be similar in character to the existing trail running parallel
to Hwy. 42 on the east side of Coal Creek.
2. From the Park and Recreation departments perspective it is assumed there will be no
maintenance responsibilities conveyed to the City for action by the department.
3. Realign the access road where it goes into easement area 2 to provide a safe and code
compliant intersection where the access road intersects CTC Boulevard. Incorporate retaining
wall(s) as necessary to improve access but also to provide additional screening of vehicles and
the building.
Staff recommendations are subject to review and comment by the Parks and Public Landscaping
Advisory board (Parks Board).
Parks Board concurs with staff recommendations on comment #1
Parks Board Comments:
Parks Board concurs with staff recommendations on comment #2
Parks Board Comments:
Parks Board concurs with staff recommendations on comment #3
Parks Board Comments:
Yes No
Yes No
Yes No
The Parks Board recommends the following with regard to The Business Center at C.T.C.
