City Council <br />Meeting Minutes <br />April 1, 2008 <br />Page 8 of 12 <br />RESOLUTION No. 14, SERIES 2008 - A RESOLUTION APPROVING A <br />SPECIAL REVIEW USE (SRU) AND PUD AMENDMENT: A REQUEST FOR A <br />SPECIAL REVIEW USE TO ADD APPROXIMATELY 2,100 SF OF <br />RESTAURANT TO AN EXISTING FLEX OFFICE BUILDING THAT IS ZONED <br />INDUSTRIAL (I), AND A PIJD AMENDMENT TO ALLOW FOR ADDITIONAL <br />WALL SIGNAGE <br />Mayor Sisk requested a Staff presentation. <br />Planning Director Wood reported the owner/applicant, CTC Commercial I and II <br />LLC, Stephen Meyers, applied for an SRU and PUD Amendment to authorize a <br />restaurant in an existing flex office building, zoned Industrial (I) and to allow for <br />additional wall and monument signage. The restaurant will occupy 2,100 SF and <br />the requests an allowance for future expansion up to a total of 4,000 SF upon <br />administrative approval. <br />The intent of the request is to allow a restaurant use that would accompany the <br />new building tenant, Udi's Bakery and Restaurant, which is a regional bread <br />baking operation currently operating in Denver. The hours of operation: 6:00 <br />a.m. to 2:00 p.m. Interior seating is proposed for 76 seats, and a small exterior <br />patio seating of 24. The rest<~urant will also offer take out and delivery services. <br />The applicant requested a PUD amendment to permit additional wall signage and <br />a larger monument sign. The: applicant requests expanding the wall sign <br />allowance from 80 SF to 120 SF and the monument sign to a total 50 SF ~er <br />sign. The Planning Commission conducted a public hearing on March 15 h, and <br />forwards a recommendation of approval. They did not approve an administrative <br />approval process. <br />Mayor Sisk requested an Applicant presentation. <br />Jerry Moore, 5589 Arapahoe, Boulder, CO, architect for the restaurant project, <br />stated they accept the conditions set by the Planning Commission and the <br />recommendations of the City staff. He noted Udi's Bakery is a very successful <br />business in Denver and will be a welcome addition to the City Louisville. <br />Mayor Sisk asked if the applicant accepted the conditions imposed by the <br />Planning Commission relativE; to wall signs. Mr. Moore stated his understanding <br />of what was allowable. <br />Planning Director Wood stated the one 30' SF sign is allowed per building. Mr. <br />Moore stated his understanding is the maximum combined area of wall mounted <br />signage is 120 SF per building; the maximum number of individual wall mounted <br />signs is seven per building; aind only one sign per building can exceed 15 SF of <br />face area. Mayor Sisk requested Resolution No. 14, Series 2008 be amended to <br />reflect the intent of the permitted signage. <br />
