City Council <br />Meeting Minutes <br />June 17, 2008 <br />Page 6 of 14 <br />The applicant is requesting to split the existing 12,500 SF, 100-foot wide lot into <br />two lots, both measuring 6,260 SF ire lot area a 62.5 feet in width to be known as <br />Louisville Heights, Replat A. The proposal requires a variance from the minimum <br />lot size and minimum lot width requirement of the RL zoning district. <br />If approved, the property owner would be allowed to apply for building permits for <br />new construction. The applicant intE:nds to demolish the existing structure and <br />build two new single family homes on the two new lots. All necessary public <br />street improvements are in place. <br />The Board of Adjustment reviewed the proposal and approved the variance by a <br />vote of 5-1 with the condition the applicant try and retain as many of the existing <br />trees as possible. <br />The applicant submitted a demolition permit to the Historic Preservation <br />Commission. The Historic Preservation Commission reviewed the demolition <br />application on October 6, 2007 and found the structure did not have sufficient <br />historic value to delay issuing the pE:rmit. <br />The Planning Commission reviewed the request and conducted public hearings <br />on April 17t" and May 8t", of 2008. Testimony was given in support and <br />opposition of the proposal. The discussion of the Planning Commission focused <br />on similar lines of neighborhood character and lot size. The Planning <br />Commission disapproved a motion to support the minor subdivision. <br />APPLICANT PRESENTATION <br />Mr. Garrett Mundelein, 555 County Road, Louisville, CO stated Mr. Ramsey has <br />built a number of homes in LouisvillE~. He attempts to match the homes in the <br />existing neighborhood and meet the demands of the real estate market. Mr. <br />Ramsey's construction design focuses on the entire building, and not just the <br />front of the structures. His designs lincorporate a great deal of natural light and <br />real stone. Mr. Mundelein stated Mr. Ramsey cares about what he builds and is <br />a green builder. <br />Mr. Ramsey arrived at the meeting <~t 7:52 p.m. He reported giving this project a <br />great deal of thought and noted Louisville is going through a rejuvenation period. <br />He explained each home would facE, Spruce Street and be 62.5 feet wide. The <br />setback from the north property line will be 25 feet and the proposal is for two <br />modest homes with detached garages. He stated the benefit to the City would be <br />two home owners paying property and sales tax instead of one. He circulated <br />photos of homes, which he has built or remodeled. He noted the concern over <br />the preservation of the existing trees on the property, and explained they were <br />inventoried by the City Forester. HE; stated there are three other lots in the City, <br />which have been subdivided into two lots. <br />PUBLIC COMMENT <br />
