6/18/84 <br />Page -17- <br />Mayor Meier also stated that this Council <br />through some of their policies and recom- <br />mendations that just came from the Mayor's <br />Task Force felt that not enough planning <br />had been done in this area. Therefore, he <br />felt the applicants should look at some <br />o:E the land within the city limits zoned <br />commercially for their proposal. <br />Councilwoman Morris Inquired of the applicants if they had <br />looked at all the commercial zoning within <br />the City limits. <br />Mr. Fischer replied that they had; but felt <br />that there was a real need in the area they <br />selected. He stated that he knew a lot of <br />pE~ople in the area and that he owned a re- <br />tail store in the City - Colorado Audio. <br />There were a couple friends supporting him - <br />oxie was a Lafayette developer. Mr. Fischer <br />stated that he saw a lot of people going to <br />Boulder to buy various items. He also knew <br />tYiat a lot of people don't buy their gas <br />ixi Louisville and actually buy it in Boulder. <br />Boulder has a large draw on the Louisville <br />market. He also noticed that a lot of <br />pE:ople that move to Louisville don't seem <br />to have the sense of community because they <br />are from out of state and they go to Boulder <br />to do their buying. It was his feeling that <br />something like the convenience store in this <br />ax-ea was really needed as well as a gas <br />st=ation. They had been talking with the <br />Homart people and they see no development <br />iri that area till 1985. They feel there <br />i:~ a need now for their proposal. <br />Councilman Luce Commented that the issue to him was not <br />wYiether or mot there is need; but it is <br />a market place decision and he would leave <br />that up to their decision and expertise <br />oz- willingness to invest their dollars. <br />His concern was that this would be a sort <br />of= "island parcel" being annexed is bene- <br />ficial to the City; and his view of this <br />i;~ that it represents a rather piecemeal <br />approach to planning, which he did not favor. <br />Mr. Luce stated that he would much prefer <br />dE~velopment occur in the area that has already <br />bE~en planned for within the City limits <br />which is zoned; waiting for development <br />acid is not occuring.
