Louisville City Council Meeting <br />September 21, 2004 <br />Page 5 of 11 <br /> <br />Planning Director Wood responded Zone 1 contains 72,000 SF for the church and school <br />and Zone 2 contains 306,500 SF for the entire commercial area. <br /> <br />Council member Keany asked for clarification on a single-user Special Review Use <br />process for appropriate use. Planning Director Wood stated the intent is to ensure that a <br />large box construction is not erected in 2A that would exceed 30,000 SF. <br /> <br />Brian Rick, Brian Rick & Assoc., Inc., representing all three property owners, stated the <br />intent was to avoid a building that would exceed 30,000 SF however, it would be <br />appropriate to clarify the terminology. <br /> <br />Council member Keany asked if there were ratios within the use groups for restaurants. <br />Planning Director Wood was not aware of any PUD restrictions regulating restaurants by <br />total square footage. He discussed the Century Office Park where all restaurants were <br />required to be Special Review Use because of the parking requirement. He noted there is <br />a requirement for all restaurant uses to be processed as Special Review Use. <br /> <br />Council member Van Pelt asked if a residential component was ever contemplated. <br />Wood stated there were no plans for residential development within this proposal. <br /> <br />Council member Van Pelt asked if this proposal fits into the new Comprehensive <br />Development Plan. Planning Director Wood stated there are options for this area in the <br />new Comprehensive Plan however; the preferred plan has not been decided. <br /> <br />Van Pelt asked if the church and school could be built within the current zoning. Wood <br />responded yes. <br /> <br />Council member Brown stressed the importance of the trail connection within the plan. <br />Planning Director Wood stated with the advent of the Northwest Parkway, there are <br />opportunities to connect to the Coal Creek Trail system. <br /> <br />Council member Marsella asked if the rectory or the senior assisted living housing <br />qualify as residential and therefore, be in violation of the moratorium on residential. <br />Wood stated those uses would not be considered residential. City Attorney Light <br />concurred. <br /> <br />Mayor Sisk voiced his concern over proposed assisted living or skilled nursing facilities <br />in Zone II or III, and suggested they be deleted from the proposal. He asked Mr. Rick for <br />clarification on a 65' height limit. <br /> <br />Mr. Rick stated an earlier version reflected a 65' height limit for the church, however that <br />has amended to 35'. He commented on the assisted living and skilled nursing component <br />of the plan and stated it was included because of their belief it is a compatible use with <br />the church services. He suggested it be addressed as a Special Review Use. <br /> <br /> <br />
