authorized by a pending subdivision plat) be in place prior to this building being granted a Certificate
of Occupancy. Of the seven conditions forwarded by the Planning Commission, the revised PUD
addressed all site issues with the exception of the second fire hydrant.

Davidson called for the applicant's presentation.

Jim Beckley, 8247 Greenwood Place, Longmont, Colorado, stated that the only things not addressed
were things out of his control. They hoped to begin construction the first of the year. He stated that
the plans for the secondary road cannot be submitted and approved until the Knollwood Business
Park had been approved. He reviewed the project.

Wood informed Council that the Knollwood Business Park would be before them in February.

Kevin Buckley, 527 Manorwood Lane, Louisville, Colorado, was concerned about the slowness of
the process.

Davidson called for Council questions.

Mayer wanted the secondary access resolved.

Bill Simmons, City Administrator, wanted it understood by the applicant that if the road is not built
by the time they are ready for a C.O., they will be responsible for building it.

Beckley understood that.

Davidson asked if the building would have sprinklers.

Beckley stated that it would not because it would be built of fire resistant materials.

Davidson suggested adding "...or the building is sprinkled." at the end of condition No. 2.

Sisk suggested this matter be continued for at least two weeks to allow the applicant to get in contact
with the Fire Marshall to get the secondary issue resolved.

Davidson suggested that they submit their plans as if they were approved so the building permit
would be ready to be issued in two weeks.

Lathrop wanted Beckley to clearly understand the risk that he is taking, so Council does not hear the
first of April that he did not understand.

Beckley did not want to take the risk. He wanted the secondary issue resolved.
